Your personal adviser will add notes and comments to your private Hub Page whenever there is a development, so you’ll always be in the loop.

Our new build service

New build mortgages are often different to those available on second hand houses.

Mortgage lenders can require a bigger deposit, but may allow contributions from the builder themselves, or from government schemes. We can help decide how to structure your deposit to achieve the best deposit to rate ratio. We can also let you know if qualify for a help-to-buy scheme from the government, and if you do we will process the application on your behalf.

Many builders have a 28 day exchange deadline. This means that even if your property won’t be ready for several months, a mortgage offer must still be in place within 28 days from the moment you reserved the property. We have access to specialist new build teams  with many of the mortgage lenders which allows us to work closely with them to achieve the 28 day deadline.

Most mortgage offers are valid for only 6 months so if, for example, you have an 8 month build schedule on the house you want, this can cause problems. We can place you with the right lender to avoid extra expense, one which has a facility for an extension without having to pay any more set up fees.

Get Prepared

The mortgage application process can sometimes be frustrating and time consuming. We’re here to organise everything on your behalf and we do all we can to ensure that the process runs smoothly, but there are a few things you can do to get prepared ahead of time.

Our top tips

01.  You’ll need to submit payslips from the last three months, so keep them handy.

02.  You’ll also need your latest 3 months statements.

03.  If you’re self-employed you’ll need your tax year overview and tax calculation.  Call us to talk this through if you’re not sure what these are.

04.  You’ll need to complete an affordability assessment. Start to keep a note of your main monthly outgoings now so that when you’re ready to apply for a mortgage you have everything to hand.

05.  Proof of deposit, this could be a savings account statement.

06.  Proof of identity and proof of address.

Apply for an Agreement in Principle

When you call us for an initial chat, you will be assigned a personal adviser who will be your contact throughout the mortgage process. This first conversation will enable your adviser to get to know your particular situation and requirements. She will help you assess affordability and will discuss options for raising your deposit. If you want to take advantage of the Help to Buy scheme, your adviser will manage that application for you.

You will be given an outline of the best mortgage options available to you, with monthly payments and associated fees.

Once you’re ready to proceed, your adviser till run a credit check with the chosen lender. If this is successful we will issue you with an Agreement in Principle. This will remain valid for approximately 90 days, and is not linked to a particular property at this stage.

Meet the criteria

This is the stage where you sit back and let us do the work!

We will be in frequent contact with your lender, with the aim of getting an offer agreed as soon as possible. Wheels can turn slowly and computers can throw up further requirements as far as criteria go, but your adviser will manage all this for, liaising with you along the way.

The client portal proves useful here as you can send and receive private messages with your adviser, and quickly upload any further documentation that the lender requires. The chain of communication is there on your client page for you to see at every step and your adviser will add notes  to let you know whenever another stage has been completed. You can pick up the phone and talk to your adviser at any time of course, but the portal is a great added extra.

Process your Full Application

Now is the time to commit to the dream home of your choice.

Once your offer has been accepted by the builder and you’ve reserved a property, you’ll need to instruct a solicitor (we can offer recommendations if you wish).

We’ll talk again at this stage and advise you of what documentation will be required to process your full application. Your documents can be easily uploaded straight to your secure client portal on our website, or emailed to directly to your personal adviser.

This is a stage where hitches can sometimes arise and your adviser will be invaluable in getting all the information together to meet the lender’s criteria.

Complete your purchase

When your mortgage offer is issued a copy will be sent to you, to us and to your solicitor.

Your solicitor will arrange for exchange of contracts and at this point you will put your insurances in place.

While you wait for the completion date agreed with your builder or vendor all you will need to do is plan your move!

You won’t start paying your mortgage until the completion date (the day you can move in if you’re ready to).

The last stage is getting the keys in your hand and experiencing that priceless moment when you open your new front door for the first time.
